A community just south of Town Lake in South Austin, Bouldin is filled with charming homes with some built at the turn of the century! Bouldin is a community filled with history and in the heart of the "Keep Austin Weird" culture. For the age of the community, the homes in Bouldin have been remarkably well-preserved and features many homes that have been updated, remodeled, and in some cases homes were torn to the ground to take advantage of the outstanding location to rebuild extraordinary homes. Driving through Bouldin you will see dozens of homes that are of modern design with sharp edges and emphasize minimalist styles.


 

Bouldin is a community that is bordered by S. Lamar Blvd. to the west, Congress Avenue to the east, Oltorf Street to the south and Barton Springs Road to the north. A less than five minute drive to Downtown Austin, Bouldin not only has excellent access to the many activities, events, and recreation supplied in the downtown area, but also many parks to supply residents with some natural surroundings in the urban jungle.


Amenities and recreation near Bouldin are abundant. Stacy Park and Wading Pool is just on the other side of Congress Avenue and runs along the Blunn Creek Greenbelt. A spacious 23 acres, the Stacy Park was created in 1929 and has baseball fields, basketball court, tennis court, volleyball court, picnic tables, barbeque pits, cement/cinder trails, and swimming pools! The Big Stacy Pool is spring-fed and is located on the south end of the park. The Little Stacy Park Pool is located at the northern end and is a wading pool. The park wraps around Travis Heights Elementary.


Other parks in the Bouldin area include Ricky Guerrero Park, Gillis Park, and the South Austin Park and Recreation Center. Don't forget the big ones though, Auditorium Shores, Town Lake Park, and Zilker Park are all within walking distance from Bouldin. Since these parks are where many events take place such as Austin City Limits and South By Southwest music festivals, those who like to be in the middle of the action find Bouldin the perfect community.


Shopping near Bouldin includes the SoCo Shopping District on South Congress. SoCo is always active and a must-see for tourists. Known for retro clothing stores, boutiques, and collections of "weird" antiques, SoCo has created a strip of some of the most unique shopping you will ever see. With stores such as Blackmail, Uncommon Objects, New Bohemia, and Lucy in Disguise with Diamonds and Electric Ladyland you are sure to discover something special. Dining is popular on South Congress with eateries like Guero's, Zen, Amy's Ice Cream, and Joe's Coffee Shop.

The majority of Bouldin homes for sale in Austin range in price from $230,000 to $600,000. Several homes have fetched an even higher price and couple over $1 million. The average price of homes in Bouldin is $390,000 and the median price is about $325,000. You can't really put an age range on Bouldin homes because they have been constructed all through the 1900s.
