Pflugerville homes for sale typically range from the $110s to $400,000 depending on location and community. The higher side of that range of Pflugerville real estate is mostly in northern Pflugerville within communities such as Commons on Rowe Lane, Falcon Pointe, and Blackhawk. With most of the commercial development going on in north Pflugerville and the Stone Hill Shopping Center area rapidly growing, I expect the area to grow in value in the future. The more inexpensive Pflugerville homes for sale are more in south Pflugerville, but with tracts still undeveloped this could always change.
The influx of businesses, including Home Depot, Best Buy, Wal-Mart, 24 Hour Fitness, Cinemark Theaters, and Super Target, have started to decrease property taxes that were the highest in Travis County. A great deal of Pflugerville is still undeveloped, the City of Pflugerville is using the vacant tracts of land around the highways as a way to attract major commercial development to the area and it's working. Stone Hill Town Center shopping area and the land around is being primed for major developments.
Pflugerville is expected to ramp up their retail sector in an effort to generate more sales tax revenue for the city. The city has plans for a $16 million Blu Bambu Waterpark at the corner of Pecan St. and Toll 130. The waterpark will span 26-acres, including a 14-acre park and 12-acre parking lot. The park will feature a lazy river, wave pool, surfing attraction, 8-10 water slides, sand volleyball courts, covered pavilions, and a stage for concerts. The park opening is expected to take place very soon.
The Blu Bambu Waterpark and the Stone Hill Town Center are expected to generate more new development in the area, including hotels, restaurants, and other entertainment venues.
Pflugerville is a popular destination for many buyers as the Pflugerville homes for sale are relatively high in quality for the money. Some of northern Pflugerville is also in USDA loan territory which means that you could get a 0% USDA loan because the city is in an eligible area. 0% down USDA loans were started as an incentive to get people to move out of the city limits. In most cities, this means living pretty far out. Pflugerville is very popular with buyer's seeking no down payment when choosing an USDA loan and it was only about 10-15 minutes from Downtown Austin. USDA annually revises it's boundaries and has a limited allotment of money, so funds will periodically become unavailable.
