Sun City is a huge retirement, master-planned community located in west Georgetown off of Williams Drive. The Del Webb-designed community has a small-town charm and sits in the beautiful Central Texas hill country. Sun City offers an oasis of beauty to residents while pampering them with luxurious amenities. Golf, Sun City has relatively tight restrictions, which aim to maintain this fantastic community.
In Sun City, knowing the school district doesn't really matter because at least one person living in the home must be over the age of 55 and no one under the age of 19 can reside in the community for longer than 90 days. If you are ok with these two major rules, you should be ok with the rest, but reading over the Community Information and Disclosure is strongly advised before deciding on Sun City.
Sun City is a massive community of about 10,000 homes when completed. Residential construction started in 1995 and active building by Pulte Homes. Sun City continues to grow every day with more homes being built and more amenities being put in. New and future amenities at Village Center include a 3,200 sqft. craft center, a 4,650 sqft. wood shop, 12 tennis courts, eight billard tables in it's own facility, six Bocce courts, four pickle ball courts, and a library. At Sun City Park, new and future expansions include a one-acre dog park, softball field, expansion of the community gardens, a fishing pond.
As for new buildings in Sun City, Cowan Creek Amenity Complex has 21,000 sqft. of golf-related facilities. Also, a covered lap pool, a resort pool and spa, a 6,000 sqft. pavilion, 1/4-mile track, and a 200+ seat amphitheatre. An amenity center building will have indoor track, six multi-purpose rooms, fitness center, aerobic center, golf pro shop, sunroom, and a large outdoor porch. There will also be over 10 miles of nature trails!
In Sun City community, there are three golf courses open to the public. Legacy Hills, White Wing, and Cowan Creek golf courses cover over 315 acres of Central Texas hill country and each offer a special golf experience and exciting round for players of all skill levels. Course layouts navigate players through gorgeous, natural settings with meandering creeks, waterfalls, ponds, mature trees, and meticulously maintained landscaping, fairways, and greens.
The amount of things to do and to say about Sun City could fill pages. It is the most packed community with amenities in Central Texas. It is highly desirable and people have flocked from other parts of the state and even the country, to live in Sun City Georgetown. Over 830 homes were sold in Sun City from June 2007 to June 2010. That's an astonishing number.
Sun City homes for sale in Georgetown range in price from $120,000 to $700,000. The average price of homes in Sun City is $205,000 and the median price is about $190,000. The average size of homes in the community is just over 1,800 sqft.
